Bat Colonies in Miami Homes
Multiple bat species roost in Miami-Dade structures, including the Brazilian free-tailed bat (Tadarida brasiliensis) — the most common structure-roosting species in South Florida — and the evening bat (Nycticeius humeralis). These species form maternity colonies in attics, between walls, behind shutters, and under tile roofs, with colony sizes ranging from a few individuals to several hundred animals.
Bats enter through gaps as small as 3/8 inch — a gap the width of your thumb is enough for a bat to enter. Common entry points in Miami homes include: under tile roof edges, gaps at barrel tile ends, behind shutters and shutter boxes, at soffit-fascia junctions, and through open ridge vents.
Bat guano (droppings) accumulates rapidly in roosting areas and creates significant health risks. Fresh guano supports Histoplasma capsulatum fungal growth — the cause of histoplasmosis, a serious respiratory infection. Any guano accumulation should be addressed with professional equipment and respiratory protection.
Florida Bat Season Rules
Florida FWC prohibits bat exclusion from April 15 through August 15 — the maternity season when flightless juvenile bats are present in the colony. Installing exclusion devices during this period would trap juvenile bats inside, causing them to die and creating major odor and health problems. We follow this regulation strictly. Outside this period (August 16 – April 14), we can proceed with exclusion immediately.
Our Bat Removal Process
We identify all bat entry points, estimate colony size, and assess guano accumulation. We provide a timeline and complete exclusion plan based on current FWC season rules.
Exclusion tubes, netting, or cone devices are installed at all entry points. These allow bats to exit at night to feed but prevent re-entry. Exclusion proceeds over 3–7 nights until all bats have exited.
After confirmed bat departure, all entry points are sealed permanently using caulk, hardware cloth, foam, or tile-specific solutions appropriate for the entry type.
Guano is removed using HEPA vacuum equipment with full PPE. The area is treated with enzyme sanitizers and fungicide. Pheromone markers that attract bats to return to the same roost are neutralized.
Guano-contaminated insulation is removed and replaced to restore attic thermal performance and eliminate residual odor and contamination.
