Why Miami Homes Face Severe Termite Damage
Miami-Dade County has three active termite species: Eastern subterranean termites (Reticulitermes flavipes), drywood termites (Cryptotermes brevis and Incisitermes snyderi), and the highly destructive Formosan subterranean termite (Coptotermes formosanus). Miami is one of a small number of U.S. cities where all three species co-exist and remain active year-round due to the subtropical climate.
The Formosan subterranean termite in particular causes accelerated and severe structural damage. A mature Formosan colony can contain several million workers and consume approximately one pound of wood per day — meaning structural members can be compromised in months rather than years. Miami homes discovered to have Formosan termite infestations often require significant structural repair even when the infestation is caught at a moderate stage.
Drywood termites cause slower but often more pervasive damage because they colonize above-ground wood directly — roof trusses, wall framing, furniture — without needing soil contact. Infestations often go undetected for years, discovered only during a WDO inspection or renovation.
What We Repair
Structural Framing
Replacement of damaged studs, joists, rafters, plates, and headers. We assess structural integrity before and after repair with probe testing.
Roof Decking & Sheathing
Replacement of damaged plywood or OSB roof decking and wall sheathing — common in Miami after drywood termite infestation in attic spaces.
Subfloor & Hardwood
Repair or replacement of subterranean termite-damaged subflooring, floor joists, and hardwood flooring — common where Formosan colonies enter through the foundation.
Window & Door Frames
Replacement of drywood termite-damaged window and door frames — a common entry and colonization point in Miami homes.
Drywall Restoration
Repair of drywall sections damaged by termite galleries or secondary moisture intrusion following termite damage to wall framing.
Exterior Wood & Trim
Replacement of damaged fascia boards, exterior siding, soffits, and decorative trim — treated with borate during reinstallation for added protection.
The Repair Process
Full property inspection to identify all termite-damaged wood — structural and cosmetic. We use probing, acoustic testing, and moisture measurement to map the extent of damage before any repair quote is issued.
Repair always follows confirmed termite elimination. We either perform the elimination ourselves or verify elimination was properly completed by a prior treatment before beginning repair work.
Load-bearing and structural members are repaired or replaced first. For major structural elements, repairs follow engineering assessments to confirm load path integrity.
All new and exposed wood is treated with borate (TimBor or Bora-Care) during reinstallation to provide ongoing residual protection against future termite colonization.
Drywall, paint, trim, and finish work are completed to restore the appearance of repaired areas. Our goal is seamless integration with surrounding finishes.
