Miami has two seasons rather than four: a dry season (November–May) and a rainy season (June–October). Pest pressure follows this pattern, with different species peaking at different times and specific prevention windows that make home protection most effective. This checklist organizes prevention tasks by Miami's actual seasonal calendar.

Focus: Rodent Exclusion + Drywood Termite Watch

  • Inspect roofline and soffit for gaps — cooler evenings increase rodent activity as outdoor food becomes less abundant
  • Check all door sweeps and exterior door thresholds
  • Drywood termites swarm in fall — inspect attic and wood trim for frass (pellet piles) after any swarm event
  • Schedule annual termite inspection if not done this year
  • Reduce indoor clutter (cardboard boxes) that provides cockroach and silverfish harborage

February–May: Late Dry Season

FEB – MAY

Focus: Pre-Rainy Season Preparation

  • Clean gutters before rainy season begins — blocked gutters become standing water and mosquito breeding sites
  • Inspect and repair window and door screens before mosquito season
  • Check bromeliad plantings — flush central cups or treat with BTi before mosquito season
  • Inspect under all sinks and appliances for moisture — moisture issues worsen during rainy season
  • Check AC condensate drain lines for blockages before peak usage season
  • Subterranean termites begin to swarm late spring — watch for winged termites (swarmers) or discarded wings

June–August: Rainy Season Peak

JUNE – AUG

Focus: Mosquitoes, Ants, and Cockroach Invasions

  • Empty all standing water containers weekly — buckets, saucers, tarps, clogged drains
  • Start monthly mosquito barrier spray service for the yard
  • Fire ant mound activity peaks — treat new mounds with Two-Step method (broadcast bait + individual mound treatment)
  • Heavy rain drives American cockroaches up from sewers and drains into homes — inspect and seal drain gaps
  • Ghost ant trails increase dramatically — switch to non-repellent bait if seeing activity
  • Check perimeter of the home for mud tubes (subterranean termites active year-round but most visible now)

September–October: Hurricane Season + Late Rainy Season

SEPT – OCT

Focus: Storm Prep + Post-Storm Response

  • Before a storm: Secure or store all outdoor containers that could fill with water. Clear drains and gutters.
  • After a storm: Walk the property within 24–48 hours of a storm and empty all newly standing water — storm surge creates massive new mosquito breeding sites
  • Post-storm: Inspect entry points for damage — storms can open gaps in soffits and fascia that provide rodent entry
  • Heavy rains displace cockroaches and rodents from outdoor habitats into homes — heighten interior monitoring
  • Continue mosquito service through end of October

Year-Round Monthly Tasks

  • Inspect under sinks and refrigerator for moisture and cockroach activity
  • Take trash out before it overflows; rinse recycling containers
  • Check door sweeps for wear — replace when daylight is visible under the door
  • Flush bromeliad cups or remove water-holding plants near the home
  • Keep vegetation trimmed back from the roofline (rodent access)
